“Virtual tours” is an industry name for a photographic process that allows an individual to view a room as if he were standing in it and turning to look at every angle. The technology gives a potential buyer a much better idea of the space, light, and architecture of residential houses, hotels, nursing homes – even boats - anywhere that a physical tour would be useful. Allowing the buyer or renter to see the property as if he were actually there – to “virtually tour” the property – give the technology its name.

The tours are hosted on the Internet and allow buyers to tour properties from any location with web access. Data show that over 80% of homebuyers begin their search for property on the Internet, an increasingly crowded market where sellers are looking for ways to stand out from the crowd.

Meritage 48 Hour SaleThis is our site for the dish on what’s happening in real estate, not for advertising. But sometimes we see an ad that’s worth a mention. This is one of those few occasions.

If you happen to get the Modesto Bee you’ll find an ad buried in on page 28 of the “Valley Homes” section offering a 48-hour sale for Meritage Homes. They’re having a “48 hour sale-a-thon” that offers “$100,000 to spend in 48 hours at ANY Meritage Homes Community.” How does it work? There’s lots of fine print that you should pay close attention to, but generally speaking if you buy one of their homes, you can apply a $100,000 credit towards the purchase price, closing costs, a financing program or upgrades.

They have two home developments in Modesto, one in Oakdale, Ceres, Ripon, Stockton and some bay area communities. It’s worth a look if you’re a deal-savvy buyer.
